If you’re an automotive aficionado with a place to call home and a designated parking spot, it’s likely that you actually keep a vehicle there. At least, that’s what I’ve gathered from an informal and entirely unscientific poll among my close friends and colleagues. Yet, according to public surveys, only around a third of garage owners utilize the space to park a car. Apparently, that makes us the odd ones; however, the logical follow-up question is easy: Why?
The response to that query is twofold. The first part is quite simple. If you’ve been observant over the last 30 years, you’ve realized that automobiles and trucks have been getting larger. At the same time, garages have been getting smaller. Ironically, one of the most quintessential aspects of the modern American home is actually decreasing in size—especially in newly built homes in sought-after suburban regions, where property prices are elevated and land is aggressively subdivided to maximize single-family housing opportunities.
Let’s look at some numbers. The average F-150 (a SuperCrew with a bed length of 5′-5″) measures 230 inches in length—or just over 19 feet. This means you could barely fit it into a garage that is approximately 20 feet deep, provided you have sufficient clearance inside, but unless you’re indifferent about your bumpers (or your drywall), the smallest garage most would feel comfortable parking it in would be around 22 feet deep, and even then, you won’t have room to maneuver around either end of the truck with the garage door closed. 22 feet is still shorter than the average attached garage depth in many areas, where the typical attached garage measures 20’x20′.
The Peculiar Reason American Garages Are Diminishing
That’s sufficient space to accommodate a common compact SUV (Think Honda CR-V or Toyota RAV4) with room to walk around it. Even a midsize pickup could occupy the area; the smallest Toyota Tacoma available still measures nearly 18 feet in length.
What’s the deal? It should be evident that this issue boils down to finances. To start with, real estate prices are soaring in urban areas, and local construction regulations often inhibit the straightforward solution of merely expanding the home’s footprint. Instead, builders tend to sacrifice garage space to generate more livable square footage. To complicate things, these attached garages frequently require steps leading up to the main house, which can further diminish the usable interior space. 20 feet on paper may actually translate to 17 or 16 feet in reality.
At the same time, the space that was once designated for storing seasonal or extra items is rapidly disappearing—not necessarily to create more livable space, but due to modern construction practices. Traditional, steep-roof designs largely fell out of favor decades ago, replaced with low-pitched, colonial-revival and ranch-style roofs that significantly restrict attic configurations. Additionally, contemporary roof trusses are often designed solely to support the roof above, the drywall beneath, and the insulation in between, making them inadequate for bearing attic loads. Add to this the increasing trend of slab-on-grade building instead of conventional basements, and you have a recipe for a storage shortage.
So where does all that clutter go? Yes, right in the garage. As illustrated in the images above, even I am not spared from the issue of stuff accumulation. We reside in a 1920s house (with a 1940s garage) in an urban area. Since both our attic and knee walls are encapsulated, and our basement was constructed long before it was expected to be completely waterproof, our “things” end up in and above the garage too. We’re looking to address this by constructing a new, larger garage… though one that won’t be any deeper.
Why? For one, in a locality where building codes hold significant authority, we’re constrained to just 800 square feet. Most three-car garages built with that size in mind are 32’x25’—just deep enough for even a sizable pickup truck, but if you, like me, prefer sleek, two-door coupes and roadsters, the prospect of only having 10 feet per bay may be unappealing, and it’s even less once you account for the space the garage walls themselves occupy. So I opted for a wider design, aiming for 12 feet instead, resulting in dimensions of 36’x22’. That’s a foot shallower than our current garage, but it won’t have the one-foot-thick, brick-over-stick walls of our 1940 build, so the usable interior depth should effectively remain about the same.
While it may seem small by Super Duty standards, it was designed for my automotive needs rather than merely to fulfill a requirement on a Zillow listing. So don’t feel ashamed if your vehicle doesn’t fit in its designated location. Garage space is yet another item of scarcity in the contemporary economy.
